Terms of Service

Last updated: 21 July 2026. For questions, email [email protected].

1. About rentfeed

rentfeed is an independently run web service based in the UK. It monitors new rental listings across London and sends you an email the moment a listing matches your search criteria — budget, bedrooms, and commute time.

It's built and operated by one person. If you have a question or a problem, you can always reach us directly at [email protected].

2. What we do

You tell us what you're looking for — maximum rent, number of bedrooms, and optionally your commute destinations. We watch the London rental market on your behalf and send you an alert email as soon as a matching listing appears.

Your first 10 alerts are free. Creating an account lets you manage your search criteria, view your alert history, and buy an alert pass to keep alerts coming after the trial.

3. No guarantee of availability or price

Listing data comes from publicly advertised rental listings published by letting agents. We have no control over the listings themselves — their accuracy, availability, or pricing is entirely down to the agents and landlords who post them.

The price and details shown in an alert reflect what the listing said at the moment we detected it. By the time you click through, the listing may have been amended, reduced, or removed. Always verify current details directly with the agent.

We can't guarantee alerts will arrive instantly — in practice they usually do, but network conditions, email providers, and scheduled scraping intervals all play a part.

4. Payment and refunds

Your first 10 alerts are free. After that, alerts are sold as passes: a 1-week pass (£9.99), a 2-week pass (£16.99), or a 4-week pass (£24.99). The price shown is the full price — there are no additional fees or taxes on top.

Every pass is a single one-off payment. Passes never auto-renew, and we never charge you again without you actively buying another pass. If you buy a pass while one is still running, the new time is added to the end of your current pass.

Payments are processed by Stripe. Your card details go directly to Stripe — we never see or store them.

Alerts start the moment your payment completes. Because you ask us to start the service immediately, the 14-day cancellation right that normally applies to online purchases ends once your alerts begin — you confirm this at checkout, as UK consumer regulations require.

If something goes wrong on our side — you paid and your alerts never arrived — email [email protected] and we'll put it right, with a refund if we can't fix it. None of this affects your statutory rights.

5. Your obligations

  • Provide a valid email address you own and can receive mail at.
  • Use alerts for your own personal property search only.
  • Don't use the service to harvest listing data, resell alerts, build competing products, or train machine learning models.
  • Don't attempt to circumvent usage limits or abuse the service programmatically.

6. Changes to the service

We may update, extend, or wind down features over time. For significant changes — like introducing paid plans or discontinuing the service — we'll give reasonable advance notice by email to registered users.

These Terms may also be updated. When we make material changes we'll update the “last updated” date at the bottom of this page and, where appropriate, notify you by email.

7. Liability

We make every reasonable effort to deliver accurate, timely alerts. However, rentfeed is provided as-is and we can't accept liability for missed alerts, service downtime, inaccurate listing data (which originates with the advertising agent), or any decisions you make based on alerts you receive.

Nothing in these Terms constitutes financial, legal, or housing advice.
